What is a Desktop Appraisal Report?
Our desktop appraisal product is a report generated by using multiple regression statistical analysis. The process involves analyzing the data about your property and neighborhood using sophisticated regression to analyze market sales of properties in the area. A set of comparable market sales and listings is presented and analyzed. This can be done by using the data you supply in the form below along with public records and/or MLS data about the characteristics of your
property, such as its location, square footage, age, lot size, and other features.
It is
not necessary for us to visit or inspect your property. It is all done from available public records, information you supply, and MLS data.
And it costs about 75% less than a traditional full appraisal with onsite inspection.
Here's what you get:
A multi page cutting edge technology report that analyzes current sales and listings in the neighborhood, gives you charts, describes neighborhood market trends and generates a value estimate, with the information you provide in the form below taken into consideration. A range of value for the property is also calculated for your consideration. The report is compliant with the Uniform Standards of Professional Practice (USPAP). Regression-based appraisals such as this are the future of real estate appraisal, available to you today.
What to Expect
Desktop appraisals will not work for some property types, such as dwellings in remote areas, with large acreage tracts, or manufactured housing. Desktop appraisals work best for urban or suburban dwellings situated in neighborhoods where there is a volume of recent sales. It's all about how much data is available.
When you send us your order form, we will check to see if a desktop appraisal is suitable for your property before accepting your payment. If a desktop appraisal product is not right for your situation, we will advise you by email to cancel the order. You pay nothing. However, if we believe that enough information exists to provide a sound valuation analysis, we'll send you an email advising you to proceed, along with a request for your payment. The email will contain a convenient Buy Now button so you can complete your purchase. Please make sure your email address is correct when you complete the order form.
Your desktop report will be completed by a state certified residential appraiser.

The cost is $100. Compare to $400 for a regular full appraisal !
Note: Your report cannot be used to obtain a loan unless your lender agrees that it is acceptable and places the order themselves.
